FAQs

Submit a Question
Question:
Do you accept service dogs?
Answer:
This is our 2018 policy regarding service animals: Agent hereby agrees to allow Tenant to have a support or service animal as a reasonable accommodation for Tenant's disability. Tenant represents and affirms that Tenant has properly licensed the support or service animal if there is any general municipal or governmental licensing requirement for this type of animal and that Tenant has inoculated the animal for rabies and other usual inoculations for this type of animal. Tenant further represents that the support or service animal does not pose a direct threat of harm or danger to other residents, staff, vendors, or any third party that comes in contact with the animal. Tenant acknowledges that the ownership of or need for the support or service animal does not entitle Tenant to permit the animal to bother, disturb, threaten or harm other residents or persons without cause. While in common areas the animal must be supervised and the resident must retain control of the animal at all times. Specifically in reference to a "service animal" (which includes support animals) Tenant and Agent each agree to comply with N.C.G.S s. 168-4.5. Tenant further acknowledges that, pursuant to N.C.G.S s. 168-4.5, it is unlawful to disguise an animal as a service animal or service animal in training. A person who knowingly and willfully misrepresents herself or himself, through conduct or verbal or written notice, as using a service animal and being qualified to use a service animal or as a trainer of a service animal commits a class 3 misdemeanor punishable as provided in N.C.G.S. 15A-1340.23.. Therefore, if Tenant misrepresents some in Tenants party as qualified to use a service animal, Tenant agrees that such conduct constitutes a material violation of the Lease Contract, North Carolina law and that Agent shall have all rights and remedies set forth in the Lease Contract, including the right to terminate Tenant's lease, seek breach of contract damages, eviction, attorney's fees and court costs to the extent allowed by law. Tenant agrees that the animal will not be permitted outside the Tenant's Property, unless restrained on a leash. Tenant will be responsible for proper removal of animal waste in a timely and sanitary manner . Failure to comply with this requirement will result in automatic cleaning charge of $100 per hour. Tenant affirms that the support or service animal is quiet and housebroken and will not cause any damage, discomfort, annoyance, nuisance or in any other way inconvenience, or cause complaints from any other tenant, staff, or vendor. Tenant acknowledges that if the animal violates the rules in this Addendum or community rules, Agent has the right to evict both Tenant and the support or service animal, as well as exercise other remedies under the lease. Tenant is responsible for the care of the support or service animal. In the event the support or service animal is sick or injured and Tenant is unavailable to seek treatment for the animal, Agent will have the right (but not the duty) to contact a veterinarian and incur on Tenants behalf any necessary veterinarian charges to render aid or treatment to the animal. Tenant affirms the animal will not cause damage to property beyond normal wear and tear, and Tenant will be liable for any damages that this animal may cause. Under no circumstances will staff or vendors be liable for the escape of the animal from the unit.
